Various Leasing Position / Islandwide Position 1: Lease Manager (East)

Job Duties:

To manage Leases and Facilities inthe buildingto achieve maximum rent and occupancy.

1. Leasing

a) Responsible for marketing vacant premises belonging tothe companyto be leased at competitive market rentals and achieving maximum occupancy.

b) Responsible for timely renewal of leased premises at budgeted or competitive market rents.

c) Negotiate with Tenants for the best terms, conditions and rent for both new and renewal leases

d) Propose rental rates to Management based on market information and property consultants’ advice.

e) Vet the lease documents prepared bycompany's solicitors. Any deviations / anomalies requested by tenants shall be discussed /consulted with immediate superiors to ensure company’s interests are protected.

f) Work and explore with Property Consultants / Agents / Prospects on best use of the space available for lease and to conduct show rounds of vacant premises, if required.

g) Monitor and ensure proper update of Tenancy Details

h) Prepare Budget and ensure achievement of budgeted revenue and occupancy.

2. Tenants’ and Landlords’ Relations

a) Develop and maintain cordial relationships with tenants and landlords.

b) Ensure that tenants’ feedback is attended to promptly and effectively.

3. Facilities

a) Oversee the marketing of the facilities and ensure logistic support for Theatrette, Seminar Room, Trolley Carts, Advertisement Panels, Fountain Plaza and Concourse are provided.

b) Review and recommend rates for the lease of these facilities.

c) Explore opportunities to lease the facilities

d) Prepare Budget and ensure achievement of budgeted revenue

4. Advertising & Promotion

a) Plan, organize and implement periodic A & P activities for the building.

5. Others

a) Submit monthly reports on marketing and leasing activities.

b) To prepare presentation and attend monthly Operation Review.

c) Provide support for any investment projects involving property.

d) Supervise supporting staff and enable them to meet target.

e)Any other duties that may be assigned by AVP (Property Development) and SVP (Property Management & Engineering).

Job Requirements:

Degree holder
At least 3 years ofrelevant experience
Good communication and negotiation skills
Position 2: LeasingExecutive

Job Duties:

-- Support the Leasing Manager in planning and implementing the tenancy mix in a retail mall

-- Involved in formulating, developing and implementing marketing strategies

-- Plan, establish and maintain good landlord-tenant relationships

-- Negotiate leases and attend to tenancy-related matters

-- Assist in preparing rental budgets and cash flows

-- Maintain and update tenant listings in the mall

Job Requirements:

-- Degree or Diploma in Estate Management, Building or Business Administration

-- Some working experience in the retail, office or industrial industry

-- Must be bilingual and strong in both oral and written communication skills

-- Good with numbers and marketing
